CHECK LIST OF DOCUMENTS REQUIRES FOR LOAN APPLICATION
1) OWNERSHIP DOCUMENTS
i) Registered agreement –to- sale executed between applicant & vendor/builder.
ii) Registration receipt & receipt of stamp duty paid.
iii) Conveyance / Lease deed
iv) 7/12 Extract/ Property Register Card.
- Title Clearance certificate, from the advocate / solicitor(Note: The documents Stated in item (iv) & (v) above are generally in corporated in the agreement to sale.)
- Development agreement between the developer & original owner; where seller is builder.
- Power of attorney, given by the original owner of the property to the developer/ builder (where ever applicable)
- TECHNICAL DOCUMENTS
- Approved Plan
- Letter of approval I.O.D.
- Commencement Certificate (In case of Work in Progress).
- Occupation Permission (for Completed Building).
- Non- Agricultural permission
- Exemption Order/ Clearance /NOC from the competent authority under urban land (ceiling& regulation) act 1976.
- Certificate from the architect regarding built-up/carpet area of premises, approach road & availability of water & cost valuation.
- Valuation certificate from the registered valuer of fair market value.
- NO OBJECTION CERTIFICATES/ CONSENT LETTERS:
- In case of purchase of premises in registered Co-op . Housing Society, a letter of allotment, issued by the society.
- Share certificate issued by the society.
- NOC for transfer & mortgage of premises from the builder in case the Society is not registered
- DOCUMENT OF FINANCIAL STATUS OF INDIVIDUALS
- For Employed individuals:
- Employer’s certificate of salary & tax deduction there of
- Personal investment details
- For self Employed Individuals (professionals & Businessman )
- Copies of income tax returns &assessment orders for last two to three years.
- Personal investments details.
SOCIETY PAPERS
- Deed of 7/12 Uttara & property register card.
- Agreement to sale, deed of sale & transfer.
- Agreement of development rights when builder is a developer.
- Power of attorney.
- Undertaking, affidavits & Indemnity Bonds if any.
- Set of approval of plans.
- Letter of approval of plans.
- Commencement Certificate/ Development permission if works is in progress.
- Occupation permission/ Building Completion Certificate for existing building.
- Drainage Completion Certificate
- Water Connection Certificate
- Structural Stability Certificate of the building issued by the R.C.C. specialist.
- Set of Plans of Structural design from R.C.C specialist as per work executed.
- Plan of Electrical Layout.
- Plan of plumbing sanitation layout.
- Layout of fire fighting installation
- Architect’s Completion Certificate together with statement of carpet area / built-up area of all flats / building.
